Share your tower and unit number. We’ll pull the building’s budget, reserve study, and any HCDA resale rules, take a look at the unit, and send a written cash offer. If you accept, a Honolulu title company runs escrow and we coordinate move-out with building management.

Kaka’ako has changed more than any O’ahu neighborhood in the past 15 years. Old warehouses and auto shops gave way to glass towers, Ward Village, SALT at Our Kaka’ako, and a waterfront park. That means most Kaka’ako condos are fairly new, but it also means many owners bought near the top of the market. The Honolulu Board of REALTORS reported an O’ahu median condo price of about $510,000 in August 2026, roughly 1% lower than a year before, according to the Honolulu Star-Advertiser. Newer Kaka’ako towers price well above that median, and their resale values have been mixed.
Unlike most of Honolulu, Kaka’ako’s development rules are set by a state agency, the Hawaii Community Development Authority (HCDA). HCDA required developers to set aside “reserved housing” units for local buyers at moderate prices. Those units come with owner-occupancy rules and a regulated period, typically 2 to 10 years depending on the project, during which resale is limited and HCDA holds a buyback right. If you own a reserved unit, we’ll read your deed restrictions with you before we make any offer, and we’ll tell you plainly if a cash sale isn’t allowed yet.
Kaka’ako towers come with amenities like pools, gyms, and 24-hour security, and with maintenance fees to match. Each building’s Association of Apartment Owners operates under HRS Chapter 514B, which requires sellers to share association documents and disclose known special assessments. Rising insurance premiums and the cost of keeping new towers in top shape have pushed fees up across many buildings. When fees climb faster than rents, investors start selling, and units sit.
Some owners who bought new in 2021 or 2022 now owe close to what the unit would sell for. After agent commissions and closing costs, a retail sale could mean bringing money to the table. A cash sale with no commissions can help, and if you do owe more than the unit is worth, we can explain the short sale path. See selling a house with an underwater mortgage and selling a house when relocating from Hawaii.
Many Kaka’ako units were bought by investors from the mainland and Asia. Kaka’ako is not a resort zone, so stays of fewer than 30 days generally aren’t allowed, and most units are long-term rentals. If you’re tired of managing tenants from afar, we can buy with the lease in place. Non-residents should also plan for HARPTA, which holds back 7.25% at closing. Read HARPTA tax explained and selling a rental property in Hawaii.
We also buy condos in Waikīkī and homes throughout Honolulu.

Sometimes. It depends on whether your regulated period has ended and what your deed restrictions say. We’ll review them with you and won’t make an offer that breaks the rules.
We can look at your payoff and give you honest numbers. If a short sale makes sense, we can explain how it works with your lender.
Yes. We can buy with the lease in place, so you don’t have to give notice or wait for the unit to empty.
We can close in as little as 7 days once the building documents are in and title is clear.
No commissions and no closing costs on your side. The offer is free and comes with no obligation.
