Kona is the sunny, dry side of the Big Island, and its housing looks very different from Hilo’s. Much of it is condos and resort homes owned by people who live somewhere else part or all of the year. Across Hawai’i Island, the median single-family sale price was about $599,000 in June 2026, according to Title Guaranty of Hawaii, but Kona homes with ocean views and Kohala Coast resort properties sell far above that county number.
Ali’i Drive and Keauhou are lined with 1970s and 1980s condo complexes. Many of them now face roof, plumbing, and concrete repairs, and the bill often arrives as a special assessment from the association. Under the Hawai’i condominium law, HRS Chapter 514B, a seller must give the buyer association documents and disclose known assessments, which can scare off loan-based buyers.
Rental rules also matter. Hawai’i County has required short-term vacation rentals to register since 2019, and rentals outside resort or hotel zoning need a nonconforming use certificate to keep operating. If your rental no longer pays, see selling a rental property in Hawaii.
If you don’t live in Hawai’i, state law requires escrow to hold back 7.25% of the sale price under HARPTA (HRS §235-68) unless you qualify for an exemption or file for a waiver. You may get much of it back when you file your Hawai’i tax return. We walk you through it and connect you with a tax pro if needed. Read HARPTA tax explained.
Kona homes sit on the slopes of Hualālai and Mauna Loa. The U.S. Geological Survey places most of North Kona, on Hualālai, in lava flow hazard zones 3 and 4, while much of South Kona, on Mauna Loa’s western flank, is zone 2. Vog from Kīlauea tends to settle on the Kona side in the afternoon and wears on metal roofs and AC units. Upslope coffee-belt homes may rely on catchment. See selling a house in a lava zone.
Retirees heading back to the mainland and families following a job often need to sell on a schedule. See selling a house when relocating from Hawaii.
We also buy on the east side in Hilo and anywhere on the Big Island.

No. We buy whole homes, condos, and land with structures. We don’t buy timeshare weeks or points.
Yes. We can honor existing bookings, set a closing date after them, or work with your rental manager to wrap things up.
No. We can see the unit by video or with your property manager, and you can sign with a mobile notary near you.
If you are a non-resident, escrow holds 7.25% at closing unless an exemption applies. It is a withholding, not a final tax, so part or all of it may come back when you file.
Yes, when the property includes a home. We’ll look at the farm dwelling rules, water source, and road access, and we can buy with trees and equipment in place.
Yes. We buy with assessments pending and agree up front on who pays what at closing.
In as little as 7 days with clear title and the association documents in hand.
