The Big Island is the most affordable county in the state, but it is also the hardest place to sell certain homes. According to Title Guaranty of Hawaii’s June 2026 statewide housing statistics, the median single-family price on Hawai’i Island was about $599,000, roughly flat from a year earlier. That median hides wide swings: an Ocean View lot with a small cabin and a Kohala Coast home sell in very different worlds.
The U.S. Geological Survey divides the island into lava flow hazard zones 1 through 9. Zone 1 covers the summits and rift zones of Kīlauea and Mauna Loa, where flows are most likely. Zone 9 is the safest. Leilani Estates and parts of lower Puna sit in Zone 1, and USGS reports the 2018 Kīlauea eruption destroyed more than 700 homes there. Mauna Loa erupted again in late 2022 for the first time since 1984.
Many lenders and private insurers hesitate in zones 1 and 2. Owners there often rely on the Hawaii Property Insurance Association, the state’s insurer of last resort, and buyers who need a mortgage may walk away. We buy for cash, so none of that blocks a closing. Our guide on selling a house in a lava zone explains each zone in plain language.
Large parts of Puna and Ka’ū have no county water line. Homes run on rain catchment tanks, and many use cesspools. Under Act 125 (2017), Hawai’i must replace or upgrade every cesspool by 2050, and the state Department of Health says Hawai’i Island has more cesspools than any other county. Upgrades can cost tens of thousands of dollars. We factor that in and buy anyway, so you don’t have to install a septic system before you sell.
Volcanic smog from Kīlauea drifts around the island and corrodes metal roofs, gutters, and solar mounts. East Hawai’i rainfall feeds mold and termites. If your home needs more work than you want to take on, see selling a house that needs repairs in Hawaii.
We often hear from mainland heirs who own a Puna or Ka’ū property they have never seen. Taxes, brush, and squatters become a worry fast. Read selling an inherited house in Hawaii or selling a vacant house in Hawaii.

Yes. We buy in every zone from 1 to 9. Our offer reflects the zone, insurance cost, and access, but we don’t need a lender or insurer to approve the deal.
Yes. Most Puna and Ka’ū homes we look at use catchment, and many still have cesspools. You do not need to upgrade either one before selling to us.
Often, yes. Owner-built homes and unpermitted additions are common on the Big Island. We review county records and price the home as it is. See selling a house with unpermitted additions.
We can close in as little as 7 days when title is clean. Remote lots sometimes need a survey or access check, which can add a little time.
We mainly buy homes and land with structures. If your lot is empty, call us anyway and we’ll tell you honestly whether we can help.
No. Our offer is free, and you are under no obligation to accept it.
