Selling Property in Waimānalo: A Small Town With Its Own Rules

Waimānalo is a rural, close-knit community on O’ahu’s southeast Windward coast, stretching from Makapu’u Point toward the edge of Kailua. It has deep Native Hawaiian roots, working farms and nurseries, and one of the longest white-sand beaches on the island. It is also a small market. Relatively few fee-simple homes sell here each year, so the town’s median sale price can jump up or down sharply depending on whether a few beachfront homes happened to sell. For that reason, we don’t rely on a single Waimānalo “median” number when we price a home.

A more reliable guide is the Windward market around it. According to Locations Hawaii, single-family homes over the 12 months ending June 2026 had a median of roughly $1,272,500 in Kāne’ohe and $1,735,000 in Kailua. Waimānalo values cover a much wider range than either town: an older house inland can be worth far less than a beachfront lot a few minutes away. That’s why we look at your exact property, street, and land use before we make an offer.

Parts of Waimānalo Where We Buy

We buy fee-simple homes and land throughout Waimānalo, including:

    • Waimānalo Beach Lots: homes on the makai side of Kalaniana’ole Highway, including streets like Laumilo Street along the sand.
    • Homes along Kalaniana’ole Highway: older houses close to the town center, shops, and Waimānalo Bay Beach Park.
    • Agricultural lots in the valley: larger parcels toward the Ko’olau, some with farms, animals, or more than one structure.
    • The Makapu’u end of town: homes near Kaiona Beach Park and Sea Life Park, facing Mānana (Rabbit) Island.

    Why Waimānalo Families Call Us

Waimānalo properties often come with family history, land questions, and upkeep that a regular listing doesn’t handle well.

A note for Hawaiian Home Lands lessees

A large part of Waimānalo is Hawaiian Home Lands. These homestead leases are not fee-simple property, and under the Department of Hawaiian Home Lands’ rules they can generally only be transferred to qualified Native Hawaiian beneficiaries. We do not buy DHHL homestead leases. If you hold one and need to move, the best first step is to contact DHHL directly. Their page on designating successors explains how leases pass within families. We’re happy to talk it through and point you in the right direction at no cost.

    Family land with several heirs

Some Waimānalo fee-simple homes have passed through several generations without an updated deed. When a parent or grandparent dies, you may find several relatives on title, or a deed still in the name of someone who passed long ago. We can work with your attorney and title company to sort it out. See selling a Hawaii property with title issues and our guide to selling an inherited house in Hawaii.

    Salt, wind, and older construction

Steady trade winds carry salt spray well inland here. Metal roofs rust, screens corrode, and older wood-frame homes wear out faster. We buy as-is, so there’s no need to repair first. Learn about selling a house that needs repairs in Hawaii.

A house that’s been sitting empty

If a family home or ag-lot house has been vacant for months, you’re still paying taxes and insurance while weeds and break-in risk grow. We can take it off your hands quickly. See selling a vacant house in Hawaii.

    How We Help Waimānalo Sellers

    • Respect for the community. We know Waimānalo is a hometown, not just a beach, and we treat family property that way.
    • Honesty about what we can buy. We’ll tell you upfront whether your property is fee simple and something we can purchase.
    • Room for complicated land. Ag lots, multiple dwellings, and unclear boundaries are all things we review.
    • Patience with families. We give relatives the time they need to agree before anyone signs.
    • Nothing out of pocket. No commissions, no closing costs, and no repairs.
    • Fast when you need it. Close in as little as 7 days, or choose a later date.

We also buy in neighboring Kailua, around the point in Hawaii Kai, and all across O’ahu.
